The Following Terms and Conditions apply to all successful sale completions arising from introductions via The Land Agency Limited, company registration 4547206:

Purchasers:

1. On completion of any purchases resulting from information provided via The Land Agency the Buyer(s) will pay to The Land Agency a 2% commission (plus VAT if applicable) of the purchase price paid, or £1500 whichever shall be the greater. This amount will be collected by the sellers’ solicitor on behalf of The Land Agency at the time of completion unless cleared funds are received previously, or the purchaser’s solicitor has confirmed to all parties that they will pay the fee direct.

2. Applicants agree that they will not directly or indirectly circumvent the rights of The Land Agency to receive its said commission

3. In the event of successfully completing a purchase as a result of a site being introduced by The Land Agency and being thereby introduced to the party selling acknowledge that the said commission will be due and payable forthwith.

4. This agreement if transmitted by email shall be deemed as an original and legally binding as such.

5. This agreement shall be governed by the jurisdiction of the laws of England and Wales.

6. All offers to be made through The Land Agency and not directly with the land owners

Sellers:

1. Inform The Land Agency if they are not the owners of the land or redevelopment site.

2. Agree to provide The Land Agency with details of all other companies advertising the site, estate agents and websites.

3. Any introductions of prospective purchasers arising directly or indirectly from introductions made via The Land Agency will be disclosed.

4. On completion of any sales resulting from viewings of data provided via The Land Agency the Buyer(s) will agree to pay 2% of the purchase price or £1500.00 which ever is the greater. We ask your solicitor dealing with the sale to collect the 2% on our behalf and Development Land for Sale will cover any additional costs involved in collecting their money and forwarding it to them at their registered office: 46 London Road, Southampton, Hampshire, SO15 2AH.

5. Applicants agree that they will not directly or indirectly circumvent the rights of The Land Agency to receive its said commission and that, In the event of successfully completing a sale as a result of marketing carried out by The Land Agency (and being thereby introduced to the party buying) agree to disclose to The Land Agency full particulars of the purchasing party.

6. References to “The Land Agency” are synonymous for the purposes of interpretation of the rights to receive any commission payable or information to be disclosed under this agreement.

7. This agreement if transmitted by email shall be deemed as an original and legally binding as such. 8. This agreement shall be governed by the jurisdiction of the laws of England and Wales.

9. If we introduce a buyer we expect your Solicitor to collect the 2% commission our clients have agreed to pay us and we will pay any additional costs involved. Before contracts are exchanged we require your Solicitor’s details to enable us to present our invoice.
